Eswatini Railways, a category A parastatal, is pleased to announce an exciting opportunity to join the dynamic Loliwe team. We are inviting applications for the position of ESTATE MANAGER, reporting directly to the DIRECTOR BUSINESS DEVELOPMENT.

Role Overview:

The successful candidate will be responsible for overseeing the management of Eswatini Railways’ residential, commercial, and industrial properties. This includes coordinating all services and processes related to the development, maintenance, and efficient operation of the organization’s buildings and premises.

Key Responsibilities

  • Leasing Management – Oversee all aspects of residential and commercial leasing, including negotiations, renewals, and compliance with tenancy laws. Maintain accurate leasing records and optimize occupancy rates
  • Staff Housing Coordination – Manage allocation, maintenance, and policy enforcement of staff accommodations. Ensure compliance with health and safety standards and respond to staff housing requests or issues
  • Total Quality Management (TQM) – Implement continuous improvement strategies across ESR estates
  • Maintenance Management – Lead preventive and corrective maintenance programs. Supervise internal teams and contractors to ensure timely resolution of service requests
  • Contract Management – Manage service agreements, vendor relationships, and contract performance
  • Risk & Safety Management – Identify and mitigate estate-related risks, enforce safety protocols, and manage emergency preparedness
  • Project Management – Plan and execute estate development and improvement projects. Manage budgets, timelines, and stakeholder communication from inception to handover

Behavioural and technical competencies required

  • Knowledge of quantity surveying
  • Knowledge of building studies
  • Strong leadership and team management skills
  • Strong communication
  • Project management skills

Qualifications & experience

  • Bachelor’s degree in real estate management / Property Development studies
  • Design, construction, and appraisal of buildings
  • Valuation, finance, and investment would be an added advantage
  • Minimum 10 years’ experience in property or estate management & investment environment
